(8/19/2011) Investments in apartment projects lead the local commercial real estate market in recovery, with demand especially strong for luxury housing, according to a new report from Marcus & Millichap Real Estate Investment Services.

"Following what’s been coined as the 'Great Recession,' the Washington-Baltimore markets experienced some of the highest job growth in the country in both the private and public sectors. The immediate rebound resulted in core DC [metropolitan statistical area] sub-markets seeing a surge in apartment rental rates as young professionals opted for DC over other well-positioned markets such as New York and San Francisco," the report said.

McHenry Row preps for retail, Harris Teeter openings

(8/12/2011) The first of more than a dozen new retailers are set to open shop at McHenry Row in Locust Point in early September, as construction of the $120 million development approaches completion by the end of the year.

Developer Mark Sapperstein said he has lined up 14 tenants to take space in the retail portion of the mixed-use project, with new additions including a Yogi Castle frozen yogurt shop, Massage Envy, and pet store Dogma.

Other retailers include Dunkin' Donuts, Hair Cuttery, M&T Bank and PNC Bank.

The much anticipated 61,000-square-foot, two-level Harris Teeter supermarket, is slated to open Dec. 7.

(7/21/2011) The final piece is in place, and phase one of Montgomery County’s ambitious effort to remake Rockville Pike in White Flint into a grand boulevard lined with walkable urban villages is set to move forward.

This week’s County Council vote approving a transportation analysis program clears the way for developers to seek permits for a series of projects that officials hope will turn Rockville Pike into an economic engine that could generate $6 billion to $7 billion in revenue over the next two to three decades.

County officials and community members will mark the milestone Friday with a ribbon-cutting in the center court of White Flint Mall, signaling the official start of a building program designed to transform the area along Rockville Pike from a disconnected mishmash of strip malls, car dealerships and gas stations into a community where people can live, work, walk and shop without having to get into their cars.

Build State Center

(4/10/2011) The two sides in the controversy over the plan to redevelop the State Center complex of government offices in midtown Baltimore were in court this week, but the arguments there over the methods used to select the project's development team are a mere sideshow. Whether the state followed the appropriate procurement law is certainly important, but it is not the real reason why a group of downtown property and business owners — most notably, attorney Peter G. Angelos — have filed their lawsuit. They want to stop the project altogether, not just force the state to rebid it under a different procedure, and their motivation is quite clearly their own financial interest. They want state workers in office buildings downtown, and they want the rent and business that would come as a result.
